Why a Manufactured Home Community?

Butler Creek was designed to the stringent standards of Augusta-Richmond county as an MHC.  Some still refer to these communities as mobile home parks.  A true MHC like ours offers many amenities that would not be affordable to most who simply put their home on a piece of vacant land.  A planned MHC will have underground utilities consisting of electricity, cable TV, telephone, city water and city sewer, not septic tanks.  Typically they will also have common areas available to their residents.  The best communities will also have a private clubhouse, swimming pools and playgrounds for the young.  And of course well lighted paved roads with curbing.  These features are very expensive and it would be difficult for the typical homeowner to go it along.  MHC owners provide these services and amenities to all of their residents who rent lots and thereby drive down housing costs for all.

What is a Manufactured Home?

 2. Floor decking 19/32" OSB floor decking
 3. Floor insulation Up to R22 fiberglass floor insulation
 4. Ducts/Ventilation Ducts connected and sealed with mastic; necessary when constructing an Energy Star home
 5. Carpet Up to 25oz. carpet with 5½lb. rebond carpet pad
 6. Exterior wall studs 2x4 or better exterior wall studs 16" O.C.
 7. Exterior wall insulation    Up to R21 fiberglass wall batt insulation
 8. Exterior wall sheathing Optional 7/16" OSB exterior wall sheathing
 9. Siding Vinyl siding with limited lifetime transferrable warranty
 10. Windows Optional Energy Star-rated vinyl insulated thermo pane windows
 11. Front Door Optional aluminum clad 6 panel insulated steel door with deadbolt lock
